Property Caretaker (Separate cottage provided)

Katonah, NY

A private family of 4 with a second residence in Katonah, NY is looking for a Property Caretaker to maintain the property year round.  The family is only at this residence on weekends.  Property Management experience in addition to Gardening (Flower and Vegetable) and experience with raising chickens/ducks would be ideal.  Separate cottage a few miles from the main residence for you to reside in.

Work days:  Thursday - Monday 
Work hours:  9am - 5pm


Salary: $65,000
Health Benefits: Employer pays 1/2 of the cost and the candidates pays the other 1/2 through the NY state exchange.
Vacation: 2 weeks


Seasonal Duties

Winter Season Starts the beginning of December

• Stock-up on Ice Melt. Be sure to have several bags in all garages so that anyone who need to spread it will

have access to it.

• Ensure the outside water spigots are turn-off from the basement so there is no pipe burs@ng issues – only

on the main house due to the age of the house.

• Clean the basement – organize – Mop – Fresh deodorizer with natural essen@al oil.

• Call contractor set-up a date in February to Prune all the fruit Trees.

• Holiday Decorations are taken down by January 7th.

• Vegetable Garden Beds are Cleared of any plants.

• Roses need to be pruned in February 

• Firewood stocked and ready.

• Make sure you are stocked-up in regard to organic fer@lizers, seeds, other plan@ng items ready for Spring

plan@ng.

• Start to discuss the Garden bed seedlings.

• Prepare winter tools to ensure they are working i.e. Snow Blower.

Autumn Season Starts the Beginning of September

Call AMHAC to change filters for HVAC in Main House Basement/AVc, Barn/pool house &

Greenhouse/CoXage/

Call Halstead Quinn to schedule the Boiler to be serviced first week November at the Main house.

• Call AMHAC the end of October/ 1st week of November for rou@ne Maintenance on the boilers for the

Barn/pool house and Greenhouse to be ready for Winter.

• Clean the Greenhouse Glass inside and outside. Speak with Victor as he has someone to do it.

• Call Nelson for the Fall Clean 2nd week of November once the leaves are completely down.

• Plant return to the greenhouse one the temps are expected to dip below 50 degrees during the evening.

Thorough cleaning of the Greenhouse before moving the plants.

• 1st week of November – start to put away the outside furniture/ umbrellas etc./ Hoses/

• 1st week Sep@c Folks for Pumping out Sep@c for Main house and CoXage. The barn/pool house feeds into

the Main house Sep@c.

• Savatree does a late summer early fall fer@lizer, but I will be on their schedule.

• Clean the drains on the property aber the leaves have fallen. This is important for winter.

• Clean the GuXers on all the building aber the leaves have fallen.

• Light Fixtures at the gates should be cleaned.

1st week of September Main house windows outside and Barn/pool / Medita9on room/ Po;ery

Room/ windows outside to be cleaned. Elisa and Nuisa can handle inside unless they need from the

taller windows in the Barn/pool house.

Every other year we plant more bulbs for Spring. Owner will usually order the color and types of

bulbs for fall plan9ng.

Gate lights 9mer to turn on at 4 PM and off at 6AM.

Chimney sweep and Dryer vents in Main house, Barn/pool and co;age cleaned. It is the same

company. Ask Elisa for the informa9on.

Summer Season Starts the Mid-May/Beginning of June

Outside furniture/umbrellas returned to the various place near the pond and around the pool and front

terrace.

The white furniture near the pond sea@ng area usually needs to be painted every season or every other

season.

Tennis Court need to be power washed on “low” seVng the 2nd week of May usually on day before the

owners arrive not to interrupt their weekend tennis schedule.

Outside areas such as white trim on the garages, gates, fences may need painting. This work should start

as soon as we have consistently warm dry days usually around the 1st week of June.

Light fixtures at the gates should be cleaned.

Prepare the Vegetable Garden beds, repair the wood where necessary and prepare the soil to take the

seedlings.

All the Fruits Trees will need to be fertlized. Consult with the owner on the type of fertlizer.

Savatree does a round of fer@lizing as you will see on their schedule, but we also do several rounds as

well.

The larger and medium planters will be return to the pond and pool sea9ng areas from the

greenhouse.

Scrub and clean the greenhouse flooring once all plants have been removed and this would be a

good 9me to clean the glass inside and out.

Power wash the Guters on all buildings.

Repair any broken fencing around the garden or perimeter fencing.

Any tree that needs to be done. Downed/Fallen Trees that needs to cut into pieces and moved to the

firewood hill.

Power wash around the pool and pond blue stone and front terrace of the main house and other

areas such as planter bed in front of the co;age.

Contact pool company to organize the pool opening. Usually open the last week of April or 1st

of May as there is usually a high demand for pool opening aVer mid-May and it take a couple week

for the water to be op9mal and ready for swim.

Harvest vegetable when ready and some9mes drive to the City or have ready (washed) to be placed

in the car on Monday AM.

1st week of June Main house windows outside and Barn/pool windows outside to be cleaned. 

Gate lights timer to turn on at 7 PM and off at 6 AM

Usually August for black-top on the driveways while the owners are away and try and schedule it for

a Monday as it take several days before you can drive on it so it is ready by the weekend.

Beginning of May – Please keep the cooler in the po;ery room stocked with water for Tennis.
 

Spring Season Starts Mid-March/April

• Discuss with Owner on Seedling to plant in the greenhouse Mid-March.

Light fixtures at the gates should be cleaned in April

Clean the drains on the property aber the leaves or fallen debris in April

• Spring Clean-up  to coincide with the 1st Grass Cut usually around the 1st week of May. Check

the weather and if we expected to have bad weather such as heavy spring rains then push the cleanup

by a week un9l nice weather.

• Garages – Cleaned and organized.

• Keep an eye on Spring Rains for the Main House basement as you might need to clean-up the water.

We did have the water vac for that.

• Fertlizer all the plants in front of the tennis court including the roses.

• May need to add an organic fertlizer to the launch depending on the quality of the grass post

winter.

• Grass seed areas that are bare from traffic I.e we will need the see the area by the main house gate

where the John deer has made track and also on the hill going up the apple trees where the Kabota

tore up the grass and made all the trac9on marks going up the hills. The areas will need to be seeded.

• Garage doors maintenance once a year.

• Fertlizer all the Fruit Trees.

• Check the Grill and Pizza oven to ensure they are working and ready for summer end of April.

Call AMHAC to change filters for HVAC in Main House Basement/AVc, Barn/pool house &

Greenhouse/CoXage/ at the End of April to Change the filters and ready the system for the Summer

Months – refill air-conditoning etc..
