Senior Project Manager

NY, NJ, PA, MD, VA, NC, SC, GA, FL
This role is responsible for planning, managing, and supervising the execution of projects from concept to completion while balancing budget, quality, and schedule. Typically, this role is deployed on multiple projects whose project duration extends 3 to 12 months, including multiple subcontractors, and multiple disciplines scope of work. They oversee the project preconstruction, design, construction, closeout, and safety standards. They most often work at the construction site, though they also have a main office for administrative work. In addition this role is responsible to guide and mentor other Project Managers along with providing mentorship and professional development. Primary KPI metrics will include:
• Financial – Cost Performance Index (CPI)
• Productivity – Schedule Performance Index (SPI)
• Quality – Project Accuracy

Manage project related work within defined processes and procedures and execute projects at the highest standard, on-time and within scope and budget.
• Organize and monitor budgets, schedules, progress, and costs to ensure projects are completed on time and effectively. Maintain, adjust, and update project plans as needed. Consolidate, communicate, and manage all issues and risks affecting projects. Communicate projects status to project participants and stakeholders accurately and on time.
• Preserve and nurture relationships with clients, subcontractors, professional parties, and any other parties directly and/or indirectly involved in project(s).
• Certify that safety is the primary focus. If any safety issues arise, take corrective action immediately and report all issues/incidents to the immediate supervisor and Director of EHS.
• Create construction plans to complete the scope of work, general requirements plans (including staffing), project schedules, and travel plans for supervision of the work.
• Plan, schedule, and coordinate all phases of projects from conception to close-out/warranty.
• Develop, implement, and retain all pertinent correspondence with all project parties. Create and publish action item lists and correspondence as necessary to ensure successful project completion.
• Attend and participate in all conceptual, design and preconstruction activities. Prepare estimates and initial project plan for and/or with all project parties.
• Attend construction project meetings. Generate meeting minutes and site visit reports that can be shared with all project parties, include proper logs (RFI, Submittal, Material Tracking, Action Item).
• Oversee change management, issue RFI’s, review and issue Bulletin’s, ASI’s and Design Directives, manage all subcontractor change orders including initial scope review and cost; engage with subcontractors when necessary. Adjust schedule as required due to change management.
• Advise of critical events that will affect the project, construction schedule and/or estimated costs in a timely manner so immediate corrective action can take place.
• Create contracting plans and bid packages including a comprehensive scope of work, logistics plan, general condition requirements, staffing plan, and project schedule.
• Lead pre-bid and post-bid meetings, document concerns and differences along with making a recommendation
Coordinate all deliveries, ensure that correct parties have been notified and have the proper faculties to remove, store and maintain all delivered equipment/items.
• Receive, review and approve/reject pay applications, schedule of values, invoices and lien waivers. Address any project accounting issues in a timely manner.
• Inspect field work, monitor progress, quality, and installation methodology. Ensure conformity with plans and specifications, manufacturer requirements, address deviations from the plans.
• Conduct the close-out process for projects including review of as-builts, distribution of operation and maintenance manuals, training plan, and warranties and guarantees. • Discover and acquire new learning and development opportunities through active learning opportunities such as webinars, online learning, meetings, and conferences.
• Guide, train, and mentor Project Manager I and II.
